Rental Policy
CHECK-IN is 4:00PM, CHECK-OUT is 11:00AM.
NO EARLY CHECK-IN OR LATE CHECK-OUT.

An additional fee of $50.00 will be assessed per quarter-hour you stay after regular check out time without prior approval of owner.
This is a NON-SMOKING property. Smoking is prohibited in the tent, on the veranda, or anywhere on the Sinya property. Any evidence of smoking will result in a $250 cleaning charge to your credit card.
Sinya is an ADULTS-ONLY property. We cannot accommodate anyone under 25 years of age.

No day guests.

No drone usage without previous approval of owner.
A deposit of $250 is required to hold your reservation. The remaining balance of the rental fee is due 30 days prior to your check-in.
UPON CHECK-OUT, YOUR CREDIT CARD WILL BE CHARGED ADDITIONAL FEES, UP TO $500, IF ANY OF THE FOLLOWING
PROVISIONS ARE NOT MET:

No damage is done to the tent, its contents, or the property, beyond normal wear and tear.

No towels or linens are permanently stained, lost, or damaged.

No charges are incurred due to contraband or collection of rents or services rendered during the stay.

Glass, aluminum, plastic bottles, and tin cans are separated from the trash and placed in the large trash bin marked "Recycle" outside the Well Shed.
- Regular trash is placed in the large, grey trash bin also outside the Well Shed.
- Used towels and bathrobes are placed in the bathtub.

All keys are left on the hook by the front door.

All charges accrued during the stay are paid prior to departure.

KITCHENETTE
Kitchen appliances, dishes, glasses, silverware, and cookware must be washed prior to checkout and departure. If extra cleaning is required of kitchen appliances, dishes, glasses, or cookware, a $25.00 cleaning fee will be charged to the credit card.
PAYMENT
Full payment of rental fee, taxes, and deposit is due 30 days prior to arrival.

OCCUPANCY
Occupancy is limited to a maximum of 2 (two) persons. Additional guests staying without the consent or acknowledgement of the owner will result in an additional $375 charge per person, per night to the credit card on file.

This property requires a 2 (two) night minimum stay.
PET POLICY
Unfortunately, pets are not allowed inside Sinya or anywhere on the Sinya property at any time.

SPECIAL NOTE
Guests arriving with pets will not be allowed to check-in and will forfeit all rental fees, taxes, and service charges.

INCLUSIVE FEES
Amenity fees are included in the rental rate.

RATE CHANGES
Until a reservation is confirmed, rates subject to change without notice.

DATE CHANGES
A reservation can be changed ONCE without penalty providing written notice is sent to, and confirmed by, the property owner NO LESS THAN 30 days prior to the original reservation date. Any additional date changes incur a $50 fee and notice must be sent to, and confirmed by, the property owner no less than 30 days prior to the revised reservation date.

CANCELLATIONS
Cancellations that are made more than 30 days prior to the arrival date will be refunded their reservation deposit, less $50, to cover service fees.
Cancellations that are made within 30 days of the arrival date, FORFEIT THE FULL RENTAL FEE, TAXES, AND SERVICE CHARGE.
Late arrival or early departure does not warrant any refund of rental fees, taxes or service fees.

FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

WRITTEN EXCEPTIONS
Any exceptions to any of these policies must be approved in writing in advance.

STORM POLICY/ROAD CONDITIONS
No refunds will be given for weather such as strong wind, heavy rain, flooding, flash flooding, thunder/lightning, hurricanes, hale, sleet, snow, ice, or other forms of severe weather such as extreme heat, drought or extreme cold.

Special Note/Travel Insurance
WE RECOMMEND YOU PURCHASE TRAVEL INSURANCE SEPARATELY.

REPAIRS AND SERVICE CALLS
We cannot guarantee against mechanical failure of heating, air conditioning, WiFi or other appliances or plumbing. Please report any equipment that is not operating properly. We will make every effort to resolve the problem as quickly as possible.
This tent is privately owned. The owner has the right to refuse service or occupancy to anyone for any reason. The owner is not responsible for any illnesses, accidents, injuries, or deaths that occur while on the premises or its facilities. The tent owner is not responsible for the loss of personal belongings or valuables of the guests. The property is located in a rural environment and all precautions should be taken accordingly.

INDEMNIFICATION AND ASSUMPTION OF RISK
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. Guests understand and agree that the use of the kayaks or other amenities at Sinya on Lone Man Creek is done at their own risk. Sinya on Lone Man Creek or its owner will not be held responsible for any accidents, injuries or damages that occur from guests use of the kayaks or other amenities. GUEST(S) AGREE TO INDEMNIFY SINYA ON LONE MAN CREEK AND THE TENT-OWNER TO THE FULLEST EXTENT ALLOWED BY LAW FROM AND AGAINST ANY LIABILITY FOR PERSONAL INJURY, INCLUDING DEATH, OR PROPERTY DAMAGE SUSTAINED BY ANY PERSON INCLUDING ANY INVITEES OF GUEST(S).

Guest(s) promise to reimburse Sinya on Lone Man Creek for all damages to the property caused by Guest(s) or their invitee(s) and shall be responsible to Sinya on Lone Man Creek for attorney's fees and other causes necessary to collect such damages as allowed by law. If anything is damaged at the property caused by misuse or negligence of the guest(s) or their invitee(s) or is stolen, the guest(s) shall be responsible for the full amount of the damage or value of the item(s) stolen, and this amount will be charged to the credit card on file.
By making a reservation online or over the phone, you agree to all terms and conditions listed above. By providing your payment by credit card you agree to all rates and fees associated with Sinya on Lone Man Creek.
